What is a Portuguese Golden Visa?

Officially called “ARI” (standing for Autorização de Residência para Actividade de Investimento), the “Golden Visa” is a residency-by- investment programme under which a Portugal residence permit is granted to a non-EU/EEA/Swiss citizen (and his/her immediate family members) who makes an investment in Portugal.

The permit is registered with the Schengen Space central system and may therefore be used to enter all adherent European countries with no need for a visa.

  • Residence card for 5 years, renewed after the 1st and the 3rd year;
  • Possibility of working in Portugal and travel within the Countries in the Schengen area;
  • Family reunification of all the persons who cohabit permanently with the investor;
  • Minimun stay of seven days on the first year in Portuga and fourteen days in each of the subsequent two year periods;
  • Possibility to apply for Portuguese nationality after five years of residency in Portugal;
  • Access to Portugal residents’ rights (education, recognition of diplomas and qualifications, having a professional activity, healthcare, social security, trade union protection, the law and the courts of law)

Golden Visa Real Estate investments

An investment in real estate may be made in any type of property, in any number of properties and anywhere in the Portuguese territory , at the end of 2020  the cities of Lisbon & Porto will stop to be part of the Golden Visa real estate investment program.

The investment must be made before the Golden Visa application is filed. 

 

Specific requirements for Real Estate investments:

Acquisition of a real estate asset with construction dating back more than 30 years, and  located in urban regeneration areas, for refurbishing, for a total value equal to or above 350.000€

Acquisition of a real estate asset of a minimum amount of 500.000€ free of charges and encumbrances. The investor can buy more tthan one property, as long as the minimum amount is invested.
